Cosmopolitan Projects specialises in affordable housing and security estates for lower- to middle-income groups and has successfully delivered more than 43 000 houses to date – currently at a rate of 2 500 houses per year.
Mega developments such as Sky City near Alberton – ultimately comprising 22 000 houses, apartments, and social housing – and Lion Pride near Fourways comprising 6 000 houses and apartments, have led to Cosmopolitan Projects taking a more holistic and sustainable approach to property development. These mixed-use developments therefore also include amenities such as shops, schools, churches, public transport facilities, and recreation facilities like eco-parks and jogging trails.
Special attention is paid to ensure that these properties deliver above-average returns on investment which makes them prime investments for property investors.
To date, Central Developments has delivered more than 36 000 units in quality developments to the middle- to high-income market – also at a rate of about 2 500 per year.

Complexes
Central Developments started developing apartment complexes in 2002. Most form part of the group’s 2LetNow rental portfolio of about 4 000 – 5 000 units and offer affordable, quality, secure housing to the entry-level residential market. We are constantly adding new units to our portfolio and selling off others to either investment funds or individuals.
For more than 30 years, Cosmopolitan Projects has been delivering quality yet affordable, full-title houses to lower- to -middle-income earners. More recently we have also ventured into developing mixed-use mega-developments that include amenities such as shops, schools, churches, public transport hubs, and recreation facilities, like eco-parks, sports fields, and jogging trails.
Secure Lifestyle
Estates
Central Developments have been developing security estates for more than 20 years, offering turn-key sectional-title houses and apartments or serviced stands. More recently Cosmopolitan Projects started developing full-title estates as well. These lifestyle estates offer amenities like fibre, swimming pools, outdoor gyms, hiking and running trails, mini soccer fields and playgrounds, all within a state-of-the-art security perimeter with biometric access control.
With thirteen retirement estates successfully developed since 2009, Central Developments’ RetireNow brand has evolved into Gauteng’s retirement market leader. These estates focus on providing a healthy, active lifestyle but with all the care and support services a retiree might also need. These are also prime investment properties with above-average returns on investment.
