The Cosmopolitan Projects and Central Developments Property Group has been developing residential property for more than 25 years. Through constant innovation, attention to every detail in the development process, and a strong focus on quality and value for money, the Group has firmly established itself as the market leader in South Africa’s residential housing sector.

We specialise in affordable housing, rental complexes, retirement villages and sectional title security complexes, but we have also ventured into industrial development and more recently self-storage and affordable independent schools.

The Group’s success is largely based on three cornerstones: turnkey development, marketing and innovation.

Our holistic, turnkey approach to property development enables us to directly control the entire value chain of our developments. This ensures low to zero development risk, a top-quality product and, since there are no middle-men, we save money which means we can offer our client the best prices in the market.

We do everything in the development process from start to finish ourselves. We procure prime development land, do market research and product development, secure development funding and oversee the town planning and services process. We also do the project management, construction, marketing, administration and finances, as well as the rental and property management in-house.

The second cornerstone of the Group’s success has always been our very strong marketing orientation, so we also do all our marketing ourselves. We believe that if you can’t sell it, you can’t develop it. The majority of our 1 300 employees are therefor involved in marketing.

Lastly we are constantly striving to set new standards and enhance our product offering to our clients through innovative ideas. For example, we have recently embarked on two new initiatives.

With Vodacom as our technology partner, we will be supplying fibre optic internet connections to all the houses and apartments we build. We have also partnered with the Green Building Council of South Africa to register future retirement projects for Excellence in Design for Greater Efficiency – or EDGE – certifications. This means that our houses will be built to be at least 20% more energy efficient than the norm.

Established in 1992, Cosmopolitan Projects is South Africa’s market leader in affordable housing and has delivered more than 30 000 houses to date. Today it has offices and projects all over Gauteng and continues to provide quality affordable housing – currently at a rate of 3 000 houses per year – for the lower to middle-income groups in particular. A recent highlight was definitely the opening of the Royal School Alberton. Situated in our Leopard’s Rest development, it was our first independent school and was done in partnership with Royal Schools. Our next school, which will be in our Sky City development, also in Alberton, is already under way. Another first for Cosmopolitan was Westview Security Estate which was our first affordable housing security estate. The big news for the next ten years is Sky City. Comprising 15 300 housing opportunities, it is the Groups’ largest project to date and represents a R10 billion investment. Besides the 15 300 houses and apartments, it will also have a regional shopping centre, public transport facilities, schools, churches and various other community facilities. It will truly be a world class city and a shining example of sustainable development.

Established in 2002, Central Developments has delivered more than 25 000 units to date – also at a current rate of about 3 000 per year – with a proud tradition of delivering quality developments to the middle to high-income market. We focus on developments in niche areas including sectional and full-title security estates, rental complexes and retirement villages with superb lifestyle facilities. We’ve recently also added self-storage facilities and serviced stands to our product portfolio. We currently have 13 rental developments located throughout Gauteng totaling more than 5 000 units, two security estate developments providing 350 serviced stands and one self-storage project. We are also very excited about Celebration and Waterkloof Marina Retirement Estates which is our 12th and 13th retirement developments since 2010. These will also be our first mega retirement estates with about 1 000 units each and, as always, we pride ourselves on providing a fully operational lifestyle centre and frail-care facilities from day one. We pay special attention to ensure that these properties deliver above average returns on investment for those interested in property investment.

The Group
